An apartment can feel cool while still having a moisture problem. Florida's Department of Health identifies humid outdoor air, condensation, water leaks, and overflowing AC drain pans among possible sources of indoor mold growth. The right response depends on the source. Florida DOH mold guidance

Start with a documented repair request

Send management the room, date, photos, and any active leak or recurring dampness. Ask for inspection of the moisture source and affected materials. Keep ticket numbers and copies of the reply. Use our tenant guide and worksheet for a sample request and exposure precautions.

Be specific about AC-related observations: water below the air handler, dampness around a vent, or persistent humidity despite cooling. These observations justify questions, not a conclusion that every duct is contaminated. Do not open equipment or disturb building materials to investigate.

Understand what state agencies can do

Florida DOH supplies indoor-air guidance and identifies lodging complaint channels. Its general complaint directions should not be read as a promise that the state will order a mold repair. DOH indoor-air information

The Division of Hotels and Restaurants' specific FAQ says it cannot force a landlord to fix mold. It explains that the lease and Florida landlord-tenant law govern most responsibilities and are enforced through civil court. The FAQ also links to the Florida Bar's referral service. DBPR's answer

Contact the city or county housing/code office for the property's address to ask whether the leak, ventilation fault, or other building condition falls within its enforcement authority. Confirm jurisdiction; a postal city is not always the agency responsible for the property. Obtain Florida legal advice about formal notice, rent remedies, or lease termination rather than copying another state's deadline.

Ask about the whole moisture problem

Florida DOH recommends examining an AC system when a home with central air needs a dehumidifier to keep relative humidity below 60%. A dehumidifier may be useful, but it should not become the explanation for ignoring an ongoing leak or equipment problem. Florida DOH

Ask management what will be checked, who will do the work, and how the results will be documented. Our HVAC guide explains cooling capacity, drainage, and moisture removal.

Check professional scope before agreeing to work

Florida separately licenses mold assessors and remediators through DBPR. If a provider proposes either service, verify the applicable license and ask for a written scope. An HVAC service business should not automatically be treated as a licensed mold specialist. Florida mold-related services

If dampness or growth returns after work, add new photos and request follow-up on the cause. Keep a single timeline of the original report, inspections, repairs, and recurrence so management, an inspector, or a legal adviser can understand what happened.
